Job Title: Neighborhood Development Planning Intern
Reports to: President

OVERALL, PURPOSE OF THIS ROLE:
Reporting directly to the President, the Neighborhood Development Planning Intern will support the research, analysis, and planning efforts related to neighborhood area development. The intern will focus on gathering and evaluating property-level data, zoning designations, land use patterns, land assembly opportunities, and infill development potential within targeted neighborhoods. This role plays a key part in informing redevelopment strategies and neighborhood planning initiatives. The position may include local travel to job sites and government offices and will involve coordination with internal staff, consultants, and public agencies.
KEY RESPONSIBILITIES:
- Collect and analyze property data (parcel records, ownership, zoning, assessed value, land use, etc.)
- Identify opportunities for land assembly and redevelopment within targeted neighborhoods
- Assess infill development potential in alignment with local zoning and land use regulations
- Review and interpret local and state planning documents, zoning codes, and housing policies
- Develop neighborhood profiles and maps using GIS or other planning tools
- Assist in the creation of neighborhood development plans, including recommendations for housing, mixed-use, and infrastructure improvements
- Coordinate with government staff, property owners, and community stakeholders to gather input and feedback
- Prepare summary reports, maps, and visual materials for internal presentations or public meetings
- Attend planning, zoning, and community meetings as needed
- Support other planning and development initiatives as directed
REQUIREMENTS AND SKILLS:
- Bachelor’s degree (or current enrollment in program) in urban planning, real estate, public policy, geography, or a related field
- Familiarity with land use planning, zoning, and urban redevelopment principles
- Strong research, writing, and analytical skills
- Experience with GIS software, property records databases, and Microsoft Excel
- Ability to synthesize complex data into actionable insights
- Organized and detail-oriented with strong time management skills
- Self-motivated with the ability to work both independently and as part of a team
- Effective verbal and written communication skills
WORKING ENVIRONMENT:
Expected to maintain regular hours at the ONIC administrative office. Periodic field visits to neighborhoods, job sites, and local government offices will be required.
PHYSICAL DEMANDS:
Physical demands include sitting for extended periods, occasional walking or standing for field work, and lifting up to 25 pounds. Regular use of standard office equipment such as computers and phones are required. Reliable transportation is necessary. Public interaction is a routine part of the role.
